Role Overview:

As an Asset Manager for our portfolio of land and buildings, you will play a key role in ︁︀​︂︃︃​︇︅​︀the efficient management and optimization of our real estate assets. You will ensure optimal performance of our assets while adhering to internal regulations and policies. Additionally, you will oversee the management of ongoing projects and maintain excellent relationships with tenants.

Responsibilities:

  • Improving and maintaining relationships with existing tenants, including loyalty strategies, negotiating contract renewals, and managing exit processes.
  • Monitoring the collection of outstanding debts and resolving conflicts with tenants.
  • Collaborating with external service providers and coordinating the maintenance and improvement of assets.
  • Managing budgets and resources allocated to assets.
  • Conducting detailed analyses of lands and buildings, including evaluation visits to each location.
  • Analyzing market prices for sale and rental, considering the specifics and location of each property, and making suggestions for optimal value (rental, sale, partnerships, etc.).
  • Creating comprehensive presentations for each asset, including information about location, neighborhood, urban indicators, and distances to points of interest.
  • Promoting all company-owned assets.
  • Managing relationships with potential clients, including organizing meetings, handling phone communication, and negotiating contracts.
  • Negotiating with real estate intermediaries, tenants, suppliers, and buyers.
  • Maintaining communication with other departments and authorities regarding real estate matters.
  • Verifying property and cadastral documents and resolving any identified issues.
  • Providing technical and financial solutions for the operational problems of the properties.
  • Representing the owner’s interests in relations with service providers and local authorities.
  • Handling the handover and takeover process of real estate properties, ensuring smooth transitions.

Requirements:

  • Bachelor's degree
  • Communication and negotiation skills
  • Ability to work under pressure and manage multiple projects simultaneously
  • Attention to detail and organizational skills
  • Flexibility
  • Approximately 5 years of experience in the real estate field
  • Intermediate English language skills
  • Excellent financial analysis and decision-making skills
  • Availability to work 30% in the office, 70% in the field
  • Category B driving license
